This was a buy as an income property. It is a 3 bedroom / 2 full bath unit, on a corner lot in a well established full service community. It was in acceptable condition. But it was in need of some work. Mostly cosmetic.

INITIAL OBSERVATIONS

Notes on initial walk around and walk through
  • --- INSIDE ---
  • Barney purple paint in the living room, hallway and front bedroom.
  • Missing 3 interior storm windows.
  • Lots of plastic taped over most of the interior windows.
  • Blue tape used everywhere!
  • Light fixtures in front and back bathrooms are damaged.
  • Crack in rear bathroom tub / chips in front bathroom sink.
  • Dining room cabinet door "fixed" with metal strap.
  • Dining room cabinet door glass held in with blue tape
  • Door knobs missing / damaged on 6 doors.
  • Missing doors on 2 bedroom closets.
  • Multiple doors wont close correctly.
  • Furnace filters in terrible shape / wrong size and type.
  • --- OUTSIDE ---
  • All outdoor screens cut / deteriorated. 3 missing.
  • Front screen door not closeing correctly.
  • Front porch light hanging off the mount.
  • Porch needs to be restained.

REPAIR WORK

Clearing all the obvious flaws and bad fixes
  • --- INSIDE ---
  • Stripped all plasic from the windows and stripped all the blue tape.
  • Reset the non-closing doors
  • Epoxy repaired rear tub crack.
  • Replaced missing and damaged door knobs.
  • Repaired damaged dining room cabinet door and glass.
  • Replaced furnace filters with correct type and size filters. Had HVAC inspection and cleaning.
  • Installed new replacements for the 3 missing inner windows.
  • --- OUTSIDE ---
  • Replace the screen fabric in all outside screens. Fabricated the 3 missing screens.
  • Repaired dangling porch light.

REHAB WORK

Now for the transformation and updates!
  • --- INSIDE ---
  • All ceiling light fixtures replaced with LED units
  • Replaced both bathroom light fixtures with new units.
  • TO DO Rehab front small bathroom.
  • Primed and painted over ALL the PURPLE painted walls! Living room - Beige, front bedroom and hallway - white.
  • Primed and painted over gray small bedroom - Beige.
  • Retrimmed front entry door.
  • Installed thermal curtains for all windows.
  • TO DO Baseboard moulding in small bedroom.
  • Retrimmed closet door in small bedroom.
  • Privacy tint on lower section of front bay windows and lower of hallway window.
  • Privacy tint on lower section of lower rear LR window and lower small bedroom window.
  • TO DO Replace mirror in DR cabinet with full length shelf
  • Replaced Master bedroom shag carpeting with commercial squares.
  • TO DO Replace front bedroom shag carpeting with commercial squares.

  • Reset front screen door frame and latch.
